OVERVIEW
Due to the upcoming retirement of the owner, this well established and highly regarded physical therapy practice is for sale. Serving the population of Conklin, Kirkwood, and Northern PA with patients that travel across town and across the NYS /PA border due to the stellar reputation of the practice. The practice has a lucrative contract with a local Occupational Medicine provider to see Worker Compensation patients that they privately manage. Annual patient visits for 2024 were 4817 with revenue of $274,787. There is additional income from Silver and Fit and other senior exercise reimbursements. They are in network with all commercial insurances as well as Medicare and Medicaid. Currently the staff includes a full time PT and PTA and a per diem PTA with an office manager working 36 hours a week. The current owner is no longer providing patient treatments and primarily working with billing and management on a very part time schedule. The likelihood of staff staying on under new ownership is excellent.
This practice is also home to a Rock Steady Boxing affiliate, working closely with them and a number of Parkinson’s patients in the practice. There is also the opportunity to become involved with Rock Steady boxing as a coach. The practice also has ongoing programs for Senior fitness in the facility both independent workouts and in a Tuesday/Thursday class.
THE FACILITY
The main building is 2008 square feet, ADA accessible and owned by the Practice owner. There is a 1200 square foot gym that is rented part time for the Boxing program, but is available after Noon for other programming. There are private treatment areas and areas for ther ex and the practice is fully equipped and turn key. There is ample onsite parking.

The owner is willing to sell just the practice ($125,000), or both the practice and building ($325,000)
If the practice only is bought, the building can be leased from the current owner with favorable terms. There is a solar system on the building and this would be paid by the new practice owner as utilities.
