This long established and very highly regarded practice is ideally situated in El Paso County, Colorado, about 60 miles south of Denver. The practice has a stellar  2700 square foot location in the heart of its city and has a second satellite location within a nearby sports facility. The practice sees a large majority of direct access patients with a strong track record of return business and word of mouth referrals. The practice  is credentialed and participates with well over ten insurance carriers, Tricare, Tri-West, Medicare and Medicaid. The practice sees a wide variety of patients, typically from ages 12 to 80 treating a wide variety of conditions including acute sports injuries, overuse injuries, spinal dysfunctions, balance disorders, and post-surgical cases.  Treatments include Manual Therapy interventions such as Soft Tissue Mobilization/MFR, Mulligan Mobilization with Movement, Maitland Mobilization, Myofascial Cupping, IASTM, Dry Needling, Kinesiology Taping, Core Stabilization, Running Gait Analysis, FMS/Functional Movement Screening, Balance Training, Vestibular Rehabilitation, Custom Bike Fitting and Return to Sport Training.

FACILITIES:
The primary clinic is centrally located. It is an ADA compliant, easily accessible building with its own private parking lot. The 2700 square facility includes 4 physical therapy treatment rooms on the main level, a gym area, front office, kitchen/break room, bathroom and small back office. Three of the private treatment rooms each have electric hi-low tables in good to excellent condition. The gym area is fully equipped with exercise equipment, treadmill, recumbent bike, balance tools, physioballs, US/ES all in good to excellent condition. There is more than enough space for expansion and exploration of sublet opportunities for complementary services.
There is a secondary satellite location within a sports training site in the community that serves professional and non professional athelites.

STAFF: 
In addition to the owner there is currently there is  1 Full-time Physical Therapist and 2 Part-time Physical Therapists who are each .75 FTE’s. as well as long standing front and back office staff, all eager to stay under new ownership. .

FINANCIAL OVERVIEW:
Full financial information including but not limited to profit and loss statements, balance sheets, and tax returns for the last three years are available for inspection.
The practice has grossed between $500,000 to $545,000 consistently since close to its inception with the exception of 2019 and 2020. 2020 has been due to the COVID-19 pandemic, but the practice has rebuilt and is now operating close to pre-pandemic levels again. Referrals to the practice are back up to pre-pandemic consistency.
2019 was an atypical year for the business financially due to a sudden departure of a long-term physical therapist due to relocation. They  are now back to normal operational levels having recovered from the pandemic shut-down and are moving full-speed ahead.

PRACTICE STATISTICS:
The practice averages approximately 575 visits/month; we add approximately 40-45 new patients per month. Typically patients are seen 1 to 2 times per week and the average length of care is 6-8 weeks. Our initial evaluations and follow-up visits are performed in 40 to 45 minute treatment slots. We have a large referral base and receive many referrals from current and past patients. We have large numbers of returning patients as well.

TERMS:

The practice owner is open to flexible  payment terms if there is a minimum down payment of 50% upon closing, with the remaining 50% paid in full within 12-24 months.
