Fully built out, the over 4000 square foot  windowed space  has both multiple private treatment areas and rooms  as well as multiple fully equipped sensory gyms. The existing lease has 5 years left, is reasonable, transferrable and adjustable. Onsite free parking is available.

Currently  there are over 290 active clients on program with  approximately 150-160 weekly productive sessions provided. The practice works with a very wide range of diagnoses, from chromosomal anomalies to many children with ASD (about 50% are neurodivergent). The well trained staff has expertise in treating sensory processing and integration challenges, apraxia, dyspraxia and motor speech disorders. Typically there are 10 new clients starting on program each month, with a short well managed  wait list for OT services.  There are 12 part and full time therapists working for the company along with administrative back office staff that work offsite.  The likelihood of continued employment under new ownership is excellent.

​The current established business model is 100% OON with the exception of Tricare Prime and Select, is approved by the Arlington County and Alexandria County IEE programs and also enjoys several school contracts. Top line revenue is consistently over  $1.2M.  The practice uses electronic billing via web-based electronic medical recording (Fusion by Ensora) and there is a Computer Network, File Server, Multiple Workstations, Printer, and Wireless Router
