This is a  specialty out- pediatric occupational therapy practice providing services for children from birth through adolescence. Credentialed with  most insurance companies and accepting private pay, the majority of services are clinic based, and occasionally via telehealth. Typically, the practice averages approximately 280/ client sessions / productive visits per week and receives approximately 8 to 12 new patient calls per month.

FACILITIES and LOCATION
The 3000  square foot  windowed office is on the ground floor of a commercial ADA compliant building includes over 6 treatment areas,as well as an private evaluation and conference area and a designated fine motor room, 2 bathrooms and a staff room. There are multiple sensory integrative gyms with a full trampoline, zipline, state of the art suspension systems. There is outdoor space that has the potential to be used as well.  There is ample onsite parking. The staff room has desks, a separate bathroom and kitchenette area. There is a good size waiting room that includes a family bathroom, and two glass enclosed front ofices with seating for 4 staff members.  Terms of the lease are $ 4,919.40 per month with 1 year left. The lease is transferable and renewable. A full copy of the lease is available for inspection. The office is centrally located in Anne Arundel County with restaurants, retail businesses and several industrial parks and shopping centers, in the immediate area.

STAFF
At the moment the practice is staffed with 2 full time and 1 part time OTR/L’s ,4 Full time and 2 part time COTA/s,one virtual OTR/L who works approx. 4 to 5 / hours /week and one floating COTA/L who helps with random coverage.There is a floating OT for random coverage and 2 Part Time virtual OTs. The practice is currently recruiting an additional FT OT. There is a full time remote administrator for billing and insurance coordination as well as one full time and one  part time  in house front desk secretaries for administration and scheduling. Prospects for existing staff to stay on under new ownership is excellent.

Full financial information including but not limited to profit and loss statements, balance sheets, and tax returns for the last three years are available for inspection. Practice statistics are available as well. The average annual gross revenue for the company over the past 4 years is $1,356,000.00.  The company does not have any debt.
