THE PRACTICE

This well established and highly regarded therapy clinic offers  occupational therapy services to children from birth until 18 years with a variety of diagnoses including dysgraphia, dyslexia, ADHD, Executive Function Deficits, Learning Disabilities, Lack of Coordination, ASD, APD and Anxiety.  The practice prides itself in its high-quality, evidence-based, collaborative approach to treating the whole child and has extensive long term referral sources in the community.  They help children master age-appropriate developmental skills, become more independent, increase academic success, & develop confidence. The team of OTRs and COTAs  specialize in handwriting, keyboarding, & executive function coaching. They also work with children on the building blocks of writing, social & emotional learning, motor skills, primitive reflex integration, self-regulation strategies, sensory integration, early intervention, & activities of daily living. The practice offers children a safe, compassionate environment to learn the critical skills they need to succeed in learning and life.

This is currently a 100% private pay practice offering several specialty programs with  services in the clinic, at private schools, and virtually.  They  average 13 new clients per month during the past year with COVID restrictions. Treatment sessions are typically 50-55 minutes.  They currently serve 40 to 45 children weekly and have averaged approximately 160 productive billable hours per month. There is a waitlist that ranges from 10 to 20 clients for after-school sessions at any given time. There are clients that are short-term and come  for 8 to10-session programs, as well as long-term clients who have been with the practice for years..

Current staff is eager to stay on and includes 4 part time OTs, 2 part time COTAs and a patient care coordinator.  The owner is willing to stay on for a reasonable transition period and is committed to a successful and seamless transition.

The clinic is located in an extremely desirable, high growth area of  North Central Colorado in a professional building within a heavily trafficked shopping center. There is a  transferrable and renewable lease at a very reasonable rent  with over  1200 square feet of finished space.  The office is ADA compliant and a full copy of the lease is available for inspection. The ambiance of the office space is very well-suited to the practice.
There are  five treatment rooms (two are subleased through February 2022), a larger gym area, and a shared kitchen/break room. There is ample free parking for staff and clients, including handicapped parking. Office hours are generally from 9:00 am to 6:00 pm, Monday through Friday, with Saturday sessions starting shortly  to accommodate more families. Office access is 24/7. The office is fully electronic for all billing and records.

There is significant revenue growth potential in the insurance market as well as potential for expansion to physical and speech  therapy, and other complementary services.
